SPECIAL PROVISIONS:
~ This real estate is selling subject
to public road easements and all other easements of record.
~ If one buyer purchases both tracts the sellers shall only be obligated
to furnish one abstract and deed. Husband and wife constitute one buyer.
~ It shall be the obligation of the buyer of Tract #1 & Tract #2 to
report to the Johnson County FSA office and show filed deeds in order to
receive the following if applicable:
A. Allotted base acres.
B.Pro rata share of CRP.
C. Any future government programs.
~ Sellers will not be responsible for surveying Tract #1. Tract #2 has been
surveyed by a registered land surveyor. (copy of survey available upon request)
~ The buyer of Tract #2 shall reimburse the seller for the remaining gas
in the LP gas tank at the current rate on the day of closing.
~ The buyer of Tracts #1 shall be responsible for any fencing in accordance
with Iowa state law. The buyer of Tract #2 shall be responsible for any
perimeter fencing.
~ If in the future a site clean up is required it shall be at the expense
of the buyer.
~ The buyers acknowledge that they have carefully and thoroughly inspected
the real estate and are familiar with the premises. The buyers are buying
this real estate in its "as is" condition and there are no expressed
or implied warranties pertaining to the same. |
