SPECIAL PROVISIONS:
- This real estate is selling subject
to public road easements and all other easements of record.
- If one buyer purchases both tracts the sellers shall only be obligated
to furnish one abstract and deed. Husband and wife constitute one buyer.
- If in the future a site clean up is required it shall be at the expense
of the buyers.
- Sellers will not be responsible for surveying Tract #1. Tract #2 has been
surveyed by a registered land surveyor. (copy of survey available upon request)
- The buyer of Tracts #1 shall be responsible for any fencing in accordance
with Iowa state law. The buyer of Tract #2 shall be responsible for any
perimeter fencing.
- It shall be the obligation of the buyer of Tract #2 to update the septic
system according to the rules governing in Jefferson County. (Buyer will
be required to sign a Time Of Transfer Inspection Waiver Binding Acknowledgement
for Future Installation at time of closing of real estate. Buyer will be
required to apply for a Disposal Installation Permit with the Jefferson
County Sanitarian and agree to complete the work within 18 months of closing
on the property)
- The buyers acknowledge that they have carefully and thoroughly inspected
the real estate and are familiar with the premises. The buyers are buying
this real estate in its "as is" condition and there are no expressed
or implied warranties pertaining to the same. |
