~ The sellers shall not be obligated to furnish a survey of Tract #1.
~ Tract #2 has been surveyed by a registered land surveyor.
~ Due to Iowa's new Septic Tank Inspection Law the seller will bring the system on Tract #2 up to code prior to closing.
~ On the day of closing the buyer of Tract #2 shall reimburse the seller for the remaining gas in the LP gas tank at the current per gallon rate.
~ The tenant has the right to use the entrance on Tract #2 until the expiration of the lease. (March 1, 2011)
~ If in the future a site clean up is required it shall be at the expense of the buyer.
~ The buyers acknowledge that they have carefully and thoroughly inspected the real estate and are familiar with the premises. The buyers are buying this real estate in "as is" condition and there are no expressed or implied warranties pertaining to the same.
